Sprinklers First, Then Sod on Damp Soil

Sod installation in Roseville usually starts with a yard that has nothing in it. Builders hand over the back with graded dirt, a fence and a hose bib. We fix the grade, prep the soil and set the sprinkler and drip irrigation lines. Then the sod goes down on damp ground and gets rolled flat.

The other half of our new lawn installation work is replacement. A front lawn burns out, the sprinklers leak, and the old grass comes out to bare soil first. Either way, the lawn is one piece of a full backyard remodel. The grass, the concrete edges and the planting beds get planned together.

From Builder Dirt to a Living Lawn

The order matters more than the grass does. Grading comes first, so water runs away from the house and toward the drains. Then comes soil prep: break up the compacted builder pad, work in amendment, rake it smooth. Deep footprints and wheel tracks get raked out, because those dents restrict root development and show through the new lawn.

The sprinkler system goes in before the sod. Trenching across a finished lawn tears it up, and heads have to sit at the new grade. Sod lands last, on soil we wet just ahead of the rolls on a hot day. It gets rolled flat, seams tight, and cut clean against the concrete patio we pour and the walkways we set.

Most of these lawns sit in new construction. Roseville is home to about 156,000 people now, up about 15 percent between the last two five-year Census estimates. Rocklin sits near 73,000 and Lincoln near 53,000, up about 13 and 12 percent. New-home streets on the west side of Roseville and along the Highway 65 corridor ship as graded dirt backyards.

Tall Fescue or Hybrid Bermuda: Which Grass Fits a Sacramento Valley Yard?

Tall fescue is the usual answer here. UC's turf guide calls it the most common lawn grass in California, with excellent tolerance for heat stress and drought. It is well adapted to sunny or partially shady areas, so it works under a young tree. It stays green during cool winter conditions, which is what most families want to look at in January.

Hybrid bermuda is the other real option, and it is a summer grass. UC rates bermudagrass high for heat, drought and wear, and low for shade, so it wants full sun. Bermudagrass becomes dormant and loses its color in cold weather. Hybrid cultivars hold color better than common bermuda, and all of them form thatch that has to be removed periodically.

Which one fits comes down to sun and how hard the lawn gets used. A shaded yard points to fescue. A full-sun lawn that takes daily traffic can carry bermuda.

When Should Sod Go Down, and What Happens in the First Month?

Sod can be laid any time of the year, but the calendar still helps. UC advises avoiding very hot or very cold weather and planting during the active growing period. Cool-season grasses like tall fescue do best planted in early fall or early spring. Warm-season grasses like bermuda do best mid to late spring.

Sod installers who work through a valley July have to plan around the heat. On hot days we water the soil just before laying sod, so roots never land on a dry, hot surface. When a heat wave lands on the schedule, we move the install rather than cook a fresh lawn.

The first month is mostly water. New sod needs frequent and light irrigation while the root system is growing. In Roseville that watering happens in the early morning and after 8 p.m. The city's schedule states there is no outdoor landscape watering between 10 a.m. and 8 p.m.

Residential watering days in Roseville run Monday, Wednesday and Friday from May 1 through August 31. Every city here sets its own rules, so check your own schedule before the first cycle. Keep traffic off the new lawn for the first few weeks while roots knit in.

The first mow needs a sharp blade and the one-third rule. Cut off no more than a third of the grass blade. UC puts the first nitrogen feeding at about 6 weeks after sod goes down.

Sod, Artificial Turf, or Both: What Fits the Yard

A sod lawn is cheaper to install and it is real grass underfoot. It also drinks water all summer and needs mowing every week in spring. Our artificial turf installation costs more up front and stays green in August without a drop. The trade is water and mowing time against a bigger install number.

The rebate math is worth knowing before you choose. Roseville's Cash for Grass program pays $1.50 per square foot of turf grass removed, up to $2,000 per address. The Placer County Water Agency pays $3.00 per square foot of converted lawn, up to $3,000 per residential meter. The City of Sacramento caps its grass conversion rebate at $3,000.

Every one of those programs pays to take lawn out, so a new sod lawn earns none of them. A lawn you put in now can still be converted later if the water bill changes your mind.

What should you put down before sod?
Bare, graded soil that drains away from the house. We break up the compacted builder pad, work in amendment, then rake the surface smooth and firm. Deep footprints and wheel tracks get leveled out, because those depressions restrict root development and show through the finished lawn. The sprinkler lines go in before the final raking.
Can I just lay sod over dirt?
Not onto raw builder dirt. That pad is compacted by heavy equipment and often sits over clay or hardpan. Roots stall and water ponds on top. The soil has to be loosened, amended and graded first, with the irrigation already set. Sod laid on a hard pad looks fine for a month, then thins out.
What month is best to put down sod in the Sacramento area?

Is it cheaper to lay sod or artificial turf?
Sod is cheaper to install. Published 2026 guides put installed sod between about $0.85 and $3.54 per square foot. Artificial turf in California runs several times that. Turf then costs nothing to water and nothing to mow. Sod costs less on day one and keeps drawing water every summer.
How long before I can walk on or mow new sod?
Keep traffic off for the first few weeks while the root system grows into the soil. UC's planting comparison says a sodded lawn can handle traffic within 2 to 3 weeks of planting. The first mow comes once the grass is tall enough to cut, with a sharp blade and the one-third rule.
